Location

The property is located in Plymouth which was noted as having a population of 256,400 in the 2011 Census an increase of 6% since the 2001 census. The average age of people in Plymouth is 39, while the median age is lower at 38. The majority of the increase was in the 20 – 29 age group, due to the University expanding however there has been a shrinkage in the working age population in the 30-39 age bracket of 13%.

Plymouth is a sub-regional centre situated in the southwestern extremity of Devon. With a population of approximately 260,000 people it provides a commercial, cultural and administrative centre for much of south western Devon and south eastern Cornwall.

Plymouth is situated at the western end of the A38 (Devon Expressway) which provides dual carriageway communication with Exeter approximately 45 miles to the north east, where it joins the M5 motorway at junction 31. The A38 continues westwards over the Tamar Bridge and into Cornwall. The A386 route running northwards from the Devon Expressway provides a link to Plymouth’s northern suburbs, Tavistock and Okehampton. Mainline rail connections are available with direct services to Bristol, London, the Midlands and north. The railway continues in a westerly direction over Royal Albert Bridge and into Cornwall. Air links are available at Exeter with more comprehensive services at Bristol. Plymouth also benefits from passenger and car ferries to northern France and to northern Spain. Plymouth’s history revolves round its situation at the head of the ‘western approaches’ and the mouth of the Rivers Plym and Tamar. Devonport Dockyard remains the largest naval facility in Europe and at one time was Plymouth’s major employer.

With the peace dividend this activity has declined and, largely, been replaced by the city’s expanding University and Medical School. These educational facilities now provide almost 10% of Plymouth’s GDP. Plymouth’s principal hospital, at Derriford, now has the status of a ‘teaching hospital’. The subject is located with frontage onto Plymouth Road (B3416) and Coypool Road and is a short distance from the A38 Devon Expressway. The Marsh Mills Roundabout is located 200m away. Coypool Retail Park is an established retail warehouse destination and other occupiers nearby include Jollyes Pet Food, Bensons for Beds, Harveys and B & M.

Property Description

The subject property comprises two adjacent retail warehouse units in addition to a drive through unit and we provide comments as follows:

Unit A – ScS

This property comprises a modern retail warehouse unit built in the early 1990’s of steel portal frame construction with brick and steel profile clad elevations. Internally, the property features laminate and carpet floors, suspended ceilings with recessed strip and spot lighting and air conditioning units. The storage area is to the rear with roller shutter door access to the yard area. The property also incorporates an extensive mezzanine area (installed in mid 2000) to provide further retail sales and also some storage space and ancillary staff areas including WC’s. Two sets of stairs provide access to the mezzanine level in addition to a passenger / disabled access lift.

 

Unit B – Oak Furniture Land

This retail warehouse unit is of the same construction as for Unit A. Internally, the property features laminate flooring, suspended ceilings with recessed strip lighting and some air conditioning units.

The storage area is to the rear and there is a goods lift in place. The property also incorporates an extensive mezzanine area to provide further retail sales and also some storage space and ancillary staff areas including WC’s. Two sets of stairs provide access to the mezzanine level in addition to a passenger / disabled access lift. There are also escalators positioned centrally within the store.

 

Unit C – McDonalds

This property provides a purpose built drive-thru (mid 1990’s) and internally has the standard McDonald’s specification and layout with tiled floors and predominantly glazed elevations. To the rear, there is the kitchen and chilled storage areas along with small office and customer and staff WC’s. Access is through the centre of the car park with dual lane driver access to the drive-thru serving booths. Elevations are glazed and brick beneath a tiled roof. There is a small enclosed storage yard area to the rear of the unit and external customer seating to the front elevation.

Externally, the retail warehouse units are positioned within a large site with a total of 138 parking spaces between the three units. Access to the customer parking area to the front of the buildings is via Coypool Road. There is separate loading access to the rear of Units A & B also via Coypool Road.
