The property is located in the city of York. York is situated approximately 25 miles North East of Leeds, 22 miles East of Harrogate, 41 miles North West of Hull, and 190 miles North of London.

Major transport routes include the A64 (East to West) and A19 (North to South) trunk roads. The A64 links the city with the A1 (approximately 15 miles to the West) and Northern end of the M1 of a combined junction approximately 15 miles to the South West.

York railway station is an important East Coast mainline railway hub being situated between London and Edinburgh and providing regular and direct services to both destinations. Rail Links to London are approximately 2 hours.

York has an extensive retail provision with several large out of town shopping destinations including Monks Cross, on the North Eastern periphery of the city and Clifton Moor to the North of the city. This retail offer combined with the heritage of the City, helps attract significant numbers of tourists to York.

The City is home to a diverse range of businesses and has economic strengths in the science, technology and creative industries together with professional and financial services. Dominant 2 occupiers in the city include Aviva, Nestle, NFU, Network Rail and Great North Eastern Railway as well as large public organisations such as DEFRA and York PCT. The city’s economy is further enhanced by its two universities, The University of York and York St John University, which are attended collectively by over 28,000 students. The property is situated close to the Clifton Moor Centre home to B&M Home, Bensons for Beds, Brantano, Carpetright, Clarks, Dreams, Dunelm Mill, Harveys, Matalan, Peacocks, Poundstretcher, Screwfix, Tenpin Bowling, Vue Cinema, PureGym, Booker Wholesale, Tesco, B&Q, Argos, Mothercare and Toys R Us. The dealership occupies a highly visible location immediately North of the City Centre on the south side of Clifton Moor Gate at its junction with Tribune Way. Clifton Moor Gate connects to the ring road less than 0.5 miles to the north. The immediate surrounds compromise an established commercial area and the main destination for car showrooms in York. Other car showrooms in the immediate vicinity include Mercedes Benz, Audi, Vauxhall, Volkswagen, Toyota, Jaguar, BMW and Mini. A new JLR dealership is to be built diagonally opposite the subject property.

There is an area of land directly to the South/South East of the site, this sits within the greenbelt and no planning has ever been submitted on the site. It is also the site of an ancient Roman Camp.

Property Description

The property dating from the early 2000’s is a steel-framed building with extensive glazing to the frontage, especially around the entrance to each showroom. The unit is finished with modern composite metal cladding panels to the perimeter external walls. Internally it has concrete floors throughout with a variety of personnel doors, large sliding glass doors in the curtain walling and roller shutter doors for vehicle movement. The main roof is a steel framed double curved “wave” shape covering both the showrooms and service areas. The roof Is covered with factory coated metal profiled panels with inset roof light and a variety of openings for services.

The site has a single access from Tribune Way an estate road shared with other businesses. There are extensive hard standings along the frontage to Tribune Way finished with tarmac. There is a tall wire mesh fencing to the boundaries of other sites. The services installations consist of mains water, mains three-phase electricity and sewage to a public main. The building has mechanical extract to toilets and fresh tempered air. Heating is by means of a mix of domestic style radiators in offices, gas fired radiant heating in car servicing areas, gas fired space heating in the main showroom and some split package units.
