Stoke-on-Trent is a significant city in the county of Staffordshire approximately 64 km (40 miles) north of Birmingham and 48km (30 miles) south of Manchester. The city benefits from excellent road communications being served by Junctions 15 and 16 of the M6 Motorway. The A500 serves as the city centre ring road and links both of these motorway junctions. Stoke-on-Trent has an extensive catchment population of 310,000 and there are approximately 581,000 within 20 km (12 miles) from the city centre. The city is served by direct trains to Manchester, Birmingham and London Euston. The Property is situated on a mixed use out of town development, known as Trentham Lakes, which incorporates predominantly industrial and distribution units, but also a hotel, Harvester Restaurant, car show rooms including Toyota and Volkswagen and the Britannia Stadium. The Trentham Lakes development is a 162ha (400 acre) site which has direct access from the A50 dual carriageway that connects with the A500. The site is one of the largest and most successful schemes of its type in the area.
At the time of conducting our appraisal, the site comprised a single purpose built fitness centre unit, built in 2000, within a larger modern trading estate. The building is situated on a self contained site that provides both a generous level of car parking as well as a service area to the side of the Property. The building is comprised of a steel frame construction with brick clad and a large glazed area to the front and rear elevations. The unit extends to 3,535.70 sq m (38,057.92 sq ft).
