Stoke-on-Trent is a significant city in the county of Staffordshire approximately 64 km (40 miles) north of Birmingham and 48km (30 miles) south of Manchester. The city benefits from excellent road communications being served by Junctions 15 and 16 of the M6 Motorway. The A500 serves as the city centre ring road and links both of these motorway junctions. Stoke-on-Trent has an extensive catchment population of 310,000 and there are approximately 581,000 within 20 km (12 miles) from the city centre. The city is served by direct trains to Manchester, Birmingham and London Euston. The Property is situated on a mixed use out of town development, known as Trentham Lakes, which incorporates predominantly industrial and distribution units, but also a hotel, Harvester Restaurant, car show rooms including Toyota and Volkswagen and the Britannia Stadium. The Trentham Lakes development is a 162ha (400 acre) site which has direct access from the A50 dual carriageway that connects with the A500.
