Property Description
The property comprises a modern leisure scheme, which was developed in 2005, comprising a terrace of three leisure units, a detached restaurant unit and 304 car parking spaces.
Units 1, 2 and 3 comprise a terrace of leisure units constructed of steel portal frame construction with metal clad elevations and roofs. The front elevations of the units are glazed at ground floor level with a canopy above. The units were originally constructed to a shell specification and each tenant has carried out an extensive fit out commensurate with their operation on site to include first floor offices and ancillary areas. Each unit has rear loading via a secure loading yard.
Unit 1 was fitted out by the tenant as a bowling alley by the original tenant including first floor offices and staff room. Following the tenant’s insolvency we understand the tenant’s fit out was inherited by the landlord and was subsequently let as a ‘fitted facility’.
The detached restaurant unit is of steel portal frame construction with a combination of brick, and glazed elevations with a metal clad, barrel vaulted roof. The unit was constructed to Pizza Hut’s standard shell specification.
